In her spare time, she researches and reviews the latest kids’ toys and gear. ![]() Learn More: 50 Things to Do Outside With Kidsĭeanna McCormack is a freelance writer who specializes in family and lifestyle products. ![]() "Parents also want to make sure they properly store ride-ons, especially ones that charge and run on batteries, to prevent damage and to keep kids from wandering around potentially dangerous situations," she says. When it comes to ride-on toys, Michalik emphasizes the importance of the age recommendation set by the manufacturer, protective gear like a helmet and pads, and adult supervision. Take safety into consideration when choosing a toy, especially for toddlers (a sharp bike wheel or slide that is too high, for example, should be avoided) or when water is involved. Both younger and older children may play with toys like slides and trikes, and just like at a park, accidents happen. Unlike indoor toys, your child probably won’t be as careful when playing with their outdoor toys. Avoid anything with small, breakable pieces or anything that tears easily. No matter where you live, your outdoor toys will see all kinds of weather and should be built to withstand rough play as well as seasonal changes. The goal is to keep your child occupied and for them to build new skills. For instance, get one toy that incorporates water like a sprinkler, one for pretend play, and one for creativity. If you’re investing in two or three outdoor toys for the summer ahead, choose a few different types of play. "Families should also consider what their child in interested in," Goldman says, "This season’s must-have toy is only fun if it’s fun for your child." It doesn't make sense to set the audio Kbps higher than the original as you can't improve quality and you are just adding to the file size. It is possible that you need more Kbps for 4.1 or 5.1 if each channel uses 192(I'm not sure, so if your audio is messing up use the same as the properties of the original file). You should use Constant (if you don't I've read that it can mess up the sync of the audio to the video). In my first post I suggested to use Variable. On the Lame MP3 tab in audio (use the Lame MP3 encoder) choose Preset Custom and set Rate Mode to "CBR" The C stands for Constant the V for variable. If the bitrate of the original is greater than 192 I tend to set it to 192 Kbps which is CD quality. See what the original is and then use the same bitrate. As a result of Freedom Mortgage Corporation’s conduct, HUD insured hundreds of loans that were not eligible for FHA mortgage insurance under the DEL program, and that HUD would not otherwise have insured and subsequently incurred substantial losses when it paid insurance claims on the ineligible loans approved by Freedom Mortgage Corporation. Additionally, in 2012, after identifying hundreds of loans that “possibly should have been self-reported to HUD,” it reported only one. Yet, between 20, Freedom Mortgage Corporation did not report a single improperly originated loan to HUD, despite its obligation to do so. The EPD QC reviews that Freedom Mortgage Corporation did perform revealed high defect rates, exceeding 30 percent between 20. An EPD is a loan that becomes 60 days past due within the first six months of the loan. Due to staffing limitations between 20, Freedom Mortgage Corporation did not always perform timely QC reviews or perform audits of all EPD loans, as required by HUD. Between 20, Freedom Mortgage Corporation did not share its early payment default (EPD) QC reviews with production and underwriting management, nor did it require responses to its EPD QC findings from its production or underwriting staff. Additionally, Freedom Mortgage Corporation did not adhere to FHA’s quality control (QC) requirements. 31, 2011, it certified mortgage loans for FHA insurance that did not meet HUD underwriting requirements and were therefore not eligible for FHA mortgage insurance. As part of the settlement, Freedom Mortgage Corporation admitted to the following facts: Between Jan. The settlement announced today resolves allegations that Freedom Mortgage Corporation failed to comply with certain FHA origination, underwriting and quality control requirements. DELs are therefore required to follow program rules designed to ensure that they are properly underwriting and endorsing mortgages for FHA insurance, to maintain a quality control program that can prevent and correct deficiencies in their underwriting practices and to self-report any deficient loans identified by their quality control program. Under the DEL program, the FHA does not review a loan for compliance with FHA requirements before it is endorsed for FHA insurance. If a DEL approves a mortgage loan for FHA insurance and the loan later defaults, the holder of the loan may submit an insurance claim to HUD, FHA’s parent agency, for the losses resulting from the defaulted loan. A DEL has the authority to originate, underwrite and endorse mortgages for FHA insurance. This seemingly small adjustment made a big difference speed wise, but it still took about 40 minutes total to grind 1 1/2 pounds of farro flour. But I didn’t have all night: I bumped the knob over to the third-finest setting and let it run again. (Admittedly, farro is a pretty hard grain I suspect that something like oats would have ground up more quickly.) That said, the flour was beautiful: uniform and incredibly fine. I turned the machine off to give it a break and ward off overheating. Reader, it took ten minutes to grind about a half cup of farro. Versatility rating: Multitasker Good for: The very occasional juicerīecause I was going to use this flour to make pasta, I started the mill at the finest setting, poured my farro into the hopper (it held about a pound of it), and let it rip (you run it at the stand mixer’s highest speed). If you’re really into juice, you should probably get one of those. I’m not convinced, with all the various pieces, that this is more space-efficient than a separate appliance, and it’s certainly not as powerful as a dedicated juicer. Was this my user error or the machine? I’m not sure. Looking through the manual for guidance, I found a note advising that the spout should be pushed in (“open”) for low-pulp juices this helped, but the juice was still pretty pulpy. I did this, and it caused a clog so major I had to stop midway through juicing, disassemble, clean, and reassemble before continuing. The quick-start manual tells you to pull the juicer’s pulp spout out before juicing this is, somewhat counterintuitively, the “closed” position (pushing the spout in is “open”). That’s sort of where the efficiency stopped, unfortunately: The blade seemed to struggle with the combination of textures I fed it-leafy, fibrous, and long celery dense and fibrous ginger juicy, skin-on apple and super-ripe, pulpy pineapple. The juicer attachment (which you can also use for making apple or tomato sauce) comes in a big box, and unpacking it, you’ll find as I did that there are lots of bits and pieces: basket inserts for your preferred pulp level, a two-in-one plunger system for pushing your fruit down the feed tube, an auger/blade combo that breaks up fruit and grinds it against your chosen basket insert, pitchers for catching juice and pulp… It was all a little intimidating coming out of the box, but it assembled efficiently and compactly. This might have been the attachment I was most excited to try-I love a fancy juice, and there’s something so appealing about making one at home. ![]() ![]() ![]() *Minimum age requirement from February 1st through April 15th for all Beachside Managed properties is 27 years of age. Only then can a concrete picture of precipitation in the area emerge. To display these results in a radar image, one needs not only one, but several stations at different locations. How is a weather radar created?Īs you already know, the radar station and its radar beams are used to measure the amount of water vapor present in a cloud. Only the use of new types of radar technologies, such as the Doppler radar, made this possible. …that the first weather radar was already built in the early 1940s? However, this type of weather radar could not accurately predict the intensity of the rain or the strength of the thunderstorm or storm. This central computer is responsible for processing all the collected data and using it to create a picture of the general weather situation. These weather stations are linked to each other and transmit the collected data to a central computer. To be able to make a concrete weather forecast and to collect and analyze the data over a large area, many different weather radar stations are required at various locations. With the cursor at the bottom left in the center you can view the weather over time. The weather radar live itself displays cloud cover, current precipitation, storms, thunderstorms or tornados in real-time. This is how the weather radar live works: ![]() Since hail can cause the rainfall estimates to be higher than what is actually occurring, steps are taken to prevent these high dBZ values from being converted to rainfall.Depending on the intensity, the precipitation appears on the rain radar in the colors blue (weak precipitation), green, yellow, orange (moderate precipitation), red or purple (very heavy precipitation). Thunderstorms and lightning strikes are indicated by a small lightning symbol. Hail is a good reflector of energy and will return very high dBZ values. These values are estimates of the rainfall per hour, updated each volume scan, with rainfall accumulated over time. Depending on the type of weather occurring and the area of the U.S., forecasters use a set of rainrates which are associated to the dBZ values. The higher the dBZ, the stronger the rainrate. Typically, light rain is occurring when the dBZ value reaches 20. The scale of dBZ values is also related to the intensity of rainfall. The value of the dBZ depends upon the mode the radar is in at the time the image was created. ![]() Notice the color on each scale remains the same in both operational modes, only the values change. The other scale (near left) represents dBZ values when the radar is in precipitation mode (dBZ values from 5 to 75). One scale (far left) represents dBZ values when the radar is in clear air mode (dBZ values from -28 to +28). Each reflectivity image you see includes one of two color scales. The dBZ values increase as the strength of the signal returned to the radar increases. So, a more convenient number for calculations and comparison, a decibel (or logarithmic) scale (dBZ), is used. Reflectivity (designated by the letter Z) covers a wide range of signals (from very weak to very strong). "Reflectivity" is the amount of transmitted power returned to the radar receiver. The colors are the different echo intensities (reflectivity) measured in dBZ (decibels of Z) during each elevation scan. ![]() |
